BUYING FROM ABROAD

Buying a home in El Salvador from abroad.

If you live in the United States, Europe or elsewhere, start with a focused shortlist and prepare each viewing with useful information. This guide helps you organize your search before making a decision.

01

Start with how you plan to use it.

Decide whether you are looking for a home to move into, a second home, land to build on or a property for a project. Share your budget, preferred locations and approximate buying timeline. If you plan to rent it out, request documented costs, conditions and operating information before estimating income.

02

Compare locations around your everyday needs.

The catalog includes properties in San Salvador, La Libertad, Santa Ana and other departments. When comparing city, coastal and rural locations, review access, services, travel to your activities and maintenance. A location that looks attractive in photographs may work differently in your daily routine.

03

Compare figures using the same units.

Catalog prices are shown in US dollars (USD). Areas retain the unit in the original listing: square meters (m²) or square varas (v²). Confirm which measurement refers to land and which to built space; do not compare numbers with different units. Keep the purchase price separate from your allowance for inspections, professional services, travel, improvements and maintenance.

04

Make a remote viewing useful.

Request a video walkthrough with a clear checklist: street access, the full layout, light, noise, bathrooms, kitchen, outdoor areas and visible condition. Ask for available plans and measurements, when the photos were taken and what is included in the sale. Give your city or time zone when arranging a call. A remote viewing helps you shortlist properties; it does not replace a professional inspection.

05

Allow time for document review.

Before making a commitment, arrange appropriate professional review of ownership, authority to sell, encumbrances, boundaries and the conditions applicable to the property and your circumstances. If you plan to buy from overseas, ask which steps require your presence or an authorized representative. Legal, tax, banking and immigration requirements must be confirmed for your situation; this guide does not assume they are identical for every buyer.

06

Turn your shortlist into a viewing plan.

Choose a small group of properties and share your questions before traveling. Confirm current availability and price, group visits by area and leave time to compare. When a property fits your needs, the next step is to review its conditions and define the buying process with the appropriate professional support.

  • Expected purchase date and possible travel dates.
  • Your city and a convenient time to speak.
  • Questions about measurements, maintenance, documents and condition.
